Part L 2026 for Multi-Plot Developments
Practical guidance for residential projects in England.
For a multi-plot scheme, the important question is often which requirements apply to each building. Government Circular 01/2026 describes transitional protection for non-higher-risk work where a qualifying building-control notice or application was given before 24 March 2027 and work on the relevant building commenced before 24 March 2028. One start on site does not automatically settle the status of every plot.
Build a plot schedule
Record each building identity, house type, application/notice reference and date, planned and evidenced commencement, drawings and proposed specification. Confirm with building control how the provisions apply; higher-risk building work follows separate rules.
Keep the assessment aligned
Reused house types can share design information, but orientation, fabric or services may vary by plot. Track revisions centrally and flag changes before they are built.
UKSAPS can discuss assessment scope if you supply the plot schedule and current drawings. Send scheme details. This guide does not decide transitional eligibility.
