Dates for projects in England

For most non-higher-risk building work, the 2026 amendments come into force on 24 March 2027. The government circular describes transitional protection where a qualifying building notice, initial notice or full-plans building-control application was given before that date and work on the relevant building commenced before 24 March 2028. Both conditions matter.

For higher-risk building work or work to an existing higher-risk building, the relevant date is 24 September 2027, with separate transitional rules. Some older transitional arrangements can also apply in defined cases.

Check each building

Record each building or plot, application type and date, evidence of commencement and any higher-risk status. Do not assume a site-wide start protects every plot. Confirm the project-specific position with building control and professional advisers.

Send UKSAPS the plot schedule and drawings to discuss assessment work; this guide does not decide legal eligibility. Request a quotation.
